Routine Complaints

From unleashed, out-of-control pets, to noisy neighbors, parking issues and other disputes — we are available around the clock to hear the issues and find the solutions to homeowners’ routine complaints. Using your bylaws and covenants as our guide, our aim is to regain peaceful cooperation and agreement among all parties as quickly as possible.

Variances and Modifications

From dual pane windows to satellite dishes to purple neon lawn art, we can review requests for exterior landscape and architectural changes if they fall under preset standard conditions or, refer them to you for individual Board Review. And when talking to homeowners, we try to keep in mind that “art” is in the eye of the beholder (and possibly better appreciated if inside the home).

Proposals and Bids

When it comes to roofing, paving, fencing, landscaping and other major component replacements or repairs, we tap into our trusted network of quality general contractors, vendors and artisans. We obtain at least three bids for every project. Our goal is to help you make an informed decision, get the best pricing and ensure work is managed and completed to your satisfaction.

After-hours Emergency Service

When a call is received after normal business hours or on the weekend, our 24-hour answering service is prepared to handle almost any emergency for you. The appropriate contractor (roofer, landscaper, plumber) is notified and dispatched to take care of the problem immediately. The after-hours emergency service number is (707) 576-3140.

Financial and Bookkeeping Services

For year-end tax reporting, financial reviews, audits and bookkeeping services, we work with trusted, competitively priced professional CPAs and bookkeepers who have extensive experience with the particular record keeping issues and financial concerns faced by homeowner associations today. You can use one of our experts, or we will help you conduct a search for the perfect match.

Reserve Studies

Your association’s reserve study is required by law to be updated every three years. However, we recommend you update it more frequently for better peace of mind. Whatever you choose, we will help walk you through this important step in securing your association’s financial health.

Communication

Your association will receive a regular newsletter designed to keep your membership informed and to maintain Board of Director transparency. Topics include: meeting announcements, renovation projects/issues, HOA rule reminders, volunteer thanks, changes in legislation, and more. Newsletters will be distributed monthly, bi-monthly or quarterly.

As a regular part of our service, we will provide your association with your own mobile friendly web page so that members can stay up-to-date on the latest association news and information.
